Roof raising converts warehouse to office

Building expansion achieved by moving up instead of out

Alberto-Culver successfully transforms 37,000 sf of single-story warehouse space into nearly 100,000 sf of new three-story sf office space, laboratories and testing facilities.

They began the process by successfully transforming a single-story, 17,000 square foot warehouse into a two-story, 34,000 square foot structure. The roof-raising enabled the addition of a steel and concrete mezzanine to accommodate both administrative and production functions. The actual roof raising itself took just three weeks to complete within the overall nine month core, shell, and interior finish construction schedule. Several years later, Albert-Culver continued the expansion of its world headquarters by transforming a single-story, 20,000 square foot former warehouse into a three-story, 60,000 square foot facility that now houses a research and development laboratory, test kitchen, salon, and offices. Once again, the use of roof raising enabled Alberto-Culver to create attractive and functional spaces in a cost-effective manner.

Benefits of adaptive reuse include:

  • Central locations on easily accessible prime traffic arteries.
  • Parking, and lots of it.
  • Grandfathered into older more beneficial zoning codes.
  • Tax Incentives for rehabilitating existing buildings.
  • Plenty of core and shell space that can be quickly and cost efficiently renovated as an adaptive reuse solution to meet the needs of non-traditional tenants.
  • Cost benefits versus greenfield sites. At a minimum, these include legal, anti-development factions, and environmental impacts, zoning, finance, design, and construction.

With all this opportunity, an increasing number of owners are considering non-traditional uses as potential solutions to empty space.
